Building and Renovating

Registered contractors please submit applications through Fruitland Park’s BS&A Online Portal.

To get registered in the Portal, A Contractor Registration Form needs to be completed and submitted. To apply for permits online, you will either need to create a BS&A online account or login with your current BS&A Account. Once you have logged in, you will need a web pin to link your online account to the contractor’s name within our system. If you did not receive an email with the web pin, you can email permits@fruitlandpark.org to request your web pin.

All applications must be complete and thorough; incomplete submissions will be rejected. Please ensure you review the checklists provided with each application to ensure all required information is included.

If you would like to change the Contractor or Sub-Contractor on a permit please complete the Change of Contractor Form or Change of Sub-Contractor Form.

** Owner Builder permits will have to be applied for at the counter. **

When is a Permit Required?

The Community Development Department requires permits for the following:

AC Changeout
Accessory Structure (shed, carport, barn, or other detached structure)
Addition
Alterations/Repairs
Boathouse
Clearing/Tree Removal (unless exempt)
Commercial Security System
Concrete Driveway/Walkway/Slab
Deck
Dehumidification System
Demolition

Dock
Door replacement (exterior)
Electrical Upgrade/Change of Service
Enclose Existing Porch/Lanai
Fence/Wall
Fireplace Installation
Gas Line/Tank Installation

Per Section 105.1 of the Florida Building Code - Any owner or owner's authorized agent who intends to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert, or replace any impact resistant coverings, electrical, gas, mechanical, or plumbing system, the installation of which is regulated by this code, or to cause any such work to be performed, shall first make application to the Building Official and obtain the required permit.

Any work requiring a building permit that begins prior to issuance of a building permit is subject to paying double the original permit fee for said work.

What work may not require a permit?

Minor non-structural interior alterations/repairs (wall, ceiling repair, flooring, and interior doors)
Painting; floor coverings (carpet, tile, wood)
Sink, faucet, valves, and trap replacements/repair; garbage disposal, clogged drains
Appliance replacement/repair (any appliance with a factory-affixed cord into existing outlet)
Install residential refrigerators, freezers, ranges, cooktops
Portable heating, A/C Units (wall or window); however, new electrical wiring requires an electrical permit
Repair/replace plumbing fixtures, such as toilets, or tank components

Inspections can be requested through BS&A Online Portal or via email to permits@fruitlandpark.org If submitting your request via email make sure to include your permit number, the type of inspection you are requesting, and the day you want the inspection. Please note, inspections occur Monday through Thursday from 8am to 5pm and specific time slots cannot be guaranteed however you can request a call ahead when they are on their way.
