When is a Permit Required?
The Community Development Department requires permits for the following:
- AC Changeout
- Accessory Structure (shed, carport, barn, or other detached structure)
- Addition
- Alterations/Repairs
- Boathouse
- Clearing/Tree Removal (unless exempt)
- Commercial Security System
- Concrete Driveway/Walkway/Slab
- Deck
- Dehumidification System
- Demolition

- Door replacement (exterior)
- Electrical Upgrade/Change of Service
- Enclose Existing Porch/Lanai
- Fence/Wall
- Fireplace Installation
- Gas Line/Tank Installation
- Garage Door Replacement
- Generator Hookup
- Interior/Exterior Renovations (structural, plumbing, electrical, mechanical upgrades, siding)

- Re-roof
- Right of Way Utilization
- Screen Enclosure/Pool Enclosure

Per Section 105.1 of the Florida Building Code - Any owner or owner's authorized agent who intends to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert, or replace any impact resistant coverings, electrical, gas, mechanical, or plumbing system, the installation of which is regulated by this code, or to cause any such work to be performed, shall first make application to the Building Official and obtain the required permit.
Any work requiring a building permit that begins prior to issuance of a building permit is subject to paying double the original permit fee for said work.
What work may not require a permit?
- Minor non-structural interior alterations/repairs (wall, ceiling repair, flooring, and interior doors)
- Painting; floor coverings (carpet, tile, wood)
- Sink, faucet, valves, and trap replacements/repair; garbage disposal, clogged drains
- Appliance replacement/repair (any appliance with a factory-affixed cord into existing outlet)
- Install residential refrigerators, freezers, ranges, cooktops
- Portable heating, A/C Units (wall or window); however, new electrical wiring requires an electrical permit
- Repair/replace plumbing fixtures, such as toilets, or tank components
